Property Note: The Timber Creek Gravel Pit is a turn-key active gravel pit conveniently located on 640 acres between Fallon, MT (10 miles SW) and Glendive, MT (23 Miles NE) with superb interstate access just 3 miles north of I94.  Current piled inventory has been surveyed and is shown below. The initial test holes revealed at least 15,000,000 tons of raw material on approximately 430 acres with an average gravel thickness of 15 feet assumed!
 
*NOTE: The piled crushed rock inventory survey was conducted in September 2015 at the request of the previous operator.  Seller makes no representations or warranty for any quantities or the quality of the material. This chart was obtained from others and presented as a guideline ONLY.  Buyers are advised to conduct their own analysis of the crushed rock.  Seller has been told that the North Dakota DOT changed the specifications on the class 5 Rock.  The majority of the ND Class 5 Rock was crushed to the old specifications.

Description:  The Timber Creek Gravel Pit is permitted by Dawson County Road Department. NOTE: While the survey conducted showed gravel reserves to be at least 15,000,000 Tons of raw material on approximately 430 acres, the owners do not represent any particular quantity of reserves.  It is assumed that any purchaser of the property will conduct a feasibility study of the site.
 
SPECIAL NOTE:  While the Keystone Pipeline is not yet approved for construction, it is worth noting that the Easement for construction of the pipeline is along Bad Route Road, which is the access road to the Timber Creek Pit. Dawson County owns one of the piles at the pit that is approximately 30,000 tones.  It is marked and separated from the rest of the pit.  The land not currently being mined is fenced off and rented to local ranchers for grazing at market rates.
